Warehouse Cleaning Alexandria

An Alexandria warehouse is as likely to hold a furniture showroom as a pallet rack. Same slab, same sawtooth roof, same roller door — completely different standard of finish. We clean both, and we know which one you are.

  • Sealed concrete machine scrubbed at neutral pH
  • Showroom floors finished to a presentation standard
  • High-level dust on a real cycle, not a nightly pretence
  • Height access quoted separately, never buried in the rate

What is warehouse cleaning in Alexandria?

Warehouse cleaning in Alexandria is the cleaning of warehouse and light-industrial buildings in Alexandria NSW 2015. Because Alexandria is a converted industrial suburb, Clean Best cleans two distinct kinds of warehouse there: buildings still used for storage, fabrication and distribution, and buildings converted into showrooms, studios, retail and workspace while keeping their original industrial structure.

The surfaces are the same in both: a sealed or polished concrete slab, exposed brick and blockwork, a sawtooth or skillion roof with high-level glazing, exposed steel and services, a roller door, and often a mezzanine. The required standard of finish is not the same, so Clean Best writes a different scope for each.

Clean Best cleans sealed concrete with a neutral-pH detergent and a pad matched to the seal, because an alkaline chemical strips the seal and an unsealed slab absorbs oil and spills permanently. Height-access work is always quoted separately from the standard scope.

Warehouse cleaning Alexandria

The building did not change. What it has to look like did.

Twenty years ago a warehouse in Alexandria held things. Now it is at least even money that it holds a furniture showroom, a design practice, a climbing gym, a coffee roaster, or forty people building software under a roof that was engineered to keep rain off a printing press.

The building did not get a vote in any of this. It is the same slab, the same brick, the same steel, the same sawtooth roof throwing north light down onto whatever is underneath it, and the same roller door — which now opens onto a reception desk. What changed is the standard. A floor that needed to be swept now needs to be presentable. A frontage that faced a truck now faces a customer.

Warehouse cleaning in Alexandria therefore means two jobs that look identical on a floor plan and are not remotely the same in practice, and a cleaner who does not know which one you are will get it wrong in one direction or the other. Either they treat a showroom like a store and it is filthy where the customers stand, or they treat a working unit like a showroom and you are paying for a level of finish that a forklift undoes by nine in the morning.

The slab decides everything else

Concrete looks like the most forgiving surface in the building. It is the least. It is a porous material with a coating on it, and the coating is doing all the work.

Strip the seal and the slab starts drinking. Hydraulic oil goes in and never comes out. Rubber from a pallet jack goes in as a permanent black smear. Wine, coffee, ink, paint, forklift battery acid: all of it becomes part of the floor rather than something sitting on top of it. And the seal is stripped by exactly the thing that makes a floor look good tonight — a strong alkaline degreaser and an aggressive pad, run week after week by a cleaner who was never told the floor was sealed.

We scrub sealed concrete with a neutral-pH detergent and a pad chosen for the seal rather than for how fast it cuts. On polished concrete in a showroom we go softer again: dust-mop, damp-mop, no aggressive pad at all. And we look at the seal every visit, because it fails visibly and it fails first in the places you would expect — the entry, the traffic lanes, wherever the forklift turns. When we see it going, you get told, and the reseal is quoted as its own line. We are not going to scrub through the last of your seal and let you discover it a year later when the floor is beyond saving.

There is no ceiling, so the dust is a visible problem

In a modern shed there is nothing overhead worth looking at. In an Alexandria conversion the roof structure is the best thing in the building — riveted steel, timber purlins, the sawtooth glazing throwing light across the room — and it is precisely because it is on display that the dust on it is a problem. It builds on the beams, on the ducting, on the conduit, on the sprinkler pipe. Eventually it hangs in strands, and once it does that, everybody in the room can see it.

Nobody should be up near a sawtooth roof every evening. So we do not pretend to be. High-level dust runs on a periodic cycle agreed with you in advance; the parts within safe reach get done as part of the standard round; and anything above safe reach is quoted separately with the correct access equipment and a safe work method statement behind it.

That last part matters more than it sounds. The standard industry move is to write “high-level dusting” into a nightly rate, charge for it, and then never go up. It is invisible fraud, and it is extremely common. We would rather show you the separate line and let you decide whether you want it this quarter.

The roller door is the front door now

Nobody photographs a loading dock. Everybody photographs an open roller door with a showroom behind it, which is why half the furniture retailers in Alexandria have built their entire frontage around one.

Which makes the door track a cleaning item and not a maintenance one. Grit in a roller door track stops the door running properly and eventually damages it, and a threshold covered in the black print of a decade of deliveries is the first thing a customer walks across. We sweep the track, we wipe the door face, we scrub the threshold, and we clean the frontage glass and the entry mat — weekly, or more often if you are open to the street. It is a small part of the scope and it is the part your customers actually see.

One site, two standards, one written scope

Plenty of Alexandria warehouses are half and half: a showroom or studio at the front, the working part of the business behind it. That is not a problem, but it does have to be written down, because a cleaner working from an unwritten understanding will apply one standard to the whole building and it will be the wrong one somewhere.

So the scope splits. The customer-facing half is cleaned to a presentation standard and cleaned before you open. The working half is cleaned to a functional standard on whatever cycle actually suits the work. Two standards, one site, one price, and the same named cleaner every visit — who knows exactly where the line between them falls, because it is written into the scope rather than explained once in a corridor.

How we get there, and when

Our depot is at 54 Columbia Rd, Seven Hills, out in western Sydney. Alexandria is on the other side of the city. We have not measured the drive and we are not going to publish a number we invented, but we will put your warehouse on a scheduled run with a named day and a written arrival window in the agreement, and we will tell you before we are late rather than after.

The quote comes off your floor. A supervisor walks the building free of charge, at the hour we would actually be in it, and you get one fixed figure in writing within 24 hours — with height access, machine scrubbing cycles and any reseal shown as their own lines so nothing can appear later as a surprise.

What's included

What a standard Alexandria warehouse clean includes

Adjusted at the walkthrough for whether your building stores things, sells things, or makes them.

  • Sealed concrete machine scrubbed with neutral-pH detergent and a pad matched to the seal
  • Polished showroom concrete dust-mopped and damp-mopped, no aggressive pad
  • Traffic lanes, aisles and the perimeter, cleaned around stock rather than through it
  • Roller door face, track swept clear of grit, and the threshold scrubbed
  • Frontage glass, entry mat and reception — what a customer sees first
  • Racking uprights, beams and reachable shelf edges wiped down
  • Exposed steel, ducting, conduit and sprinkler pipe dusted within safe reach
  • Mezzanine floor, stair treads, nosings, handrail and balustrade underside
  • Amenities and crib room: full clean, restock, colour-coded cloths
  • Bins emptied, waste and recycling separated into the streams you actually run
  • Spot removal on the slab, addressed before it has time to soak in
  • Forecourt and immediate loading area swept

Height access above safe reach — sawtooth roof glazing, high-level ductwork, upper racking, external glass above ground level — is always a separate quote with proper equipment and a safe work method statement. So is pressure washing, and so is a concrete reseal.

Surface by surface

How an Alexandria warehouse is actually treated

Two of these rows exist purely because the building is a conversion. A distribution shed in the west has neither a polished showroom floor nor a sawtooth roof full of glass.

Surfaces found in Alexandria warehouses, the method Clean Best uses on each, the frequency, and what sits outside the standard scope.

No prices, no volumes and no promises about a building we have not walked. This is method, not marketing — the walkthrough is where we confirm which of these rows is actually yours.

Pricing

An Alexandria price comes off the floor, not off a rate card

We price what we can see: floor area, what the surfaces actually are, how the space is used, when we can get in, and how often. A published rate cannot see a 300 square metre studio with a polished slab, a mezzanine and a roller door. So we do not publish one. Your figure is fixed, given to you in writing before the first visit, and there is no lock-in contract behind it.

Small Alexandria tenancy

Ground-floor suites, single studios, one-room clinics and boutique retail up to roughly 200m², usually with one amenities block.

  • One to three visits a week, timed to when the roller door comes down
  • Bins, kitchen, washrooms, floors and street-facing glass every visit
  • One named cleaner who learns the space rather than guessing at it
  • Consumables handled by us or left with your existing supplier

Fixed price, in writing, before anyone starts.

FAQ

Warehouse cleaning in Alexandria: the questions we get

Do you clean warehouses that are not warehouses any more?

That is most of what Clean Best cleans in Alexandria. The suburb converted rather than rebuilt, so a great many of its warehouses now hold showrooms, design studios, agencies and retail rather than pallets. The building is unchanged: sealed slab, exposed brick, sawtooth roof, roller door, sometimes a mezzanine. We clean it as the industrial building it structurally is, while treating it as the display space it commercially is — because a customer walks through that roller door now.

Can you machine scrub a sealed concrete warehouse floor?

Clean Best machine scrubs sealed concrete in Alexandria warehouses with a neutral-pH detergent and a pad chosen for the seal, not for speed. An aggressive pad or an alkaline chemical will thin the seal, and a slab whose seal has gone absorbs oil, rubber and spills permanently. Where the floor is polished rather than merely sealed, we adjust the pad again. If we can see the seal is already failing, we tell you and quote the reseal separately rather than scrubbing through the last of it.

What about the dust up in the roof structure?

Clean Best clears high-level dust from exposed beams, purlins, ducting, conduit and sprinkler pipe on an agreed periodic cycle, and does the parts within safe reach as part of the normal round. In an Alexandria conversion this is not cosmetic: there is no ceiling hiding any of it, so the dust is in full view of everyone underneath and it eventually hangs. Anything above safe reach is quoted separately with proper access equipment and a safe work method statement.

Do you clean the roller door and the loading area?

Clean Best cleans the roller door, its track and the threshold, and sweeps or scrubs the immediate loading and forecourt area for Alexandria warehouses. In a conversion the roller door is often the front door — it opens onto a showroom floor or a reception rather than a dock, and it is the first thing a client sees. A door track full of grit also stops the door running properly, which turns a cleaning problem into a maintenance one.

Can you clean while stock is on the floor?

Clean Best cleans around racking, stock and display stands rather than moving them. We clean the aisles, the traffic lanes, the perimeter and everything reachable, and we do not shift a client's stock, samples or display pieces. If a section needs the floor clear to be cleaned properly, we tell you which section and you clear it before the visit, or it goes onto a periodic line for a night when the floor is empty. What we will not do is claim to have cleaned under something we could not reach.

Is height access included in the price?

No, and it should not be. Clean Best quotes height-access work in an Alexandria warehouse separately — sawtooth roof glazing, high-level ductwork, upper-level racking, external glass above ground floor — because it needs different equipment, a different method statement and a different insurance position. Folding it into a nightly rate is how the industry ends up charging for work it never actually goes up and does. We would rather show you the line and let you decide.

Do you clean light industrial units that still do industry?

Clean Best cleans the light-industrial units that remain in Alexandria alongside the conversions: fabrication, joinery, prototyping, food production, and the workshops that sit behind showrooms. The scope is different again — degreasing is genuinely needed there, dust is the product of the work rather than of time, and the amenities take a harder beating. We scope it for what happens in the unit rather than for what the building looks like from the street.

How do you handle a warehouse that is half showroom?

Clean Best splits the scope. The customer-facing half of an Alexandria warehouse — the showroom floor, the frontage glass, the entry, the display lighting sightlines — is cleaned to a presentation standard and cleaned before you open. The working half behind it is cleaned to a functional standard on whatever cycle suits it. Two standards, one site, one written scope, one price, and the same cleaner who knows exactly where the line between them falls.
