Terms of Service

These terms apply to cleaning work carried out by CLEAN BEST GROUP PTY LTD (“Clean Best”, “we”, “us”), ABN 84 700 040 553, in Alexandria NSW 2015 and the surrounding area, and to your use of this website at cleanbest-commercialcleaning-alexandria.com.au.

Where we have given you a written quote and a written scope of work, that document and these terms are read together. If anything in the written scope conflicts with these terms, the written scope wins, because it describes your site and these terms do not.

Quotes and pricing

We do not publish prices, and we do not quote a commercial premises without walking it first. The walkthrough is free, it carries no obligation, and we carry it out at the hour we would actually be cleaning, because a studio at six in the evening is not the room it was at eleven in the morning.

  • After the walkthrough we give you one fixed price in writing, normally within 24 hours.
  • That price is based on the scope we agreed. If the scope changes — you add a room, you change the frequency, the use of the space changes — the price is requoted in writing before the change takes effect, not applied retrospectively to an invoice.
  • Periodic work is always quoted as a separate line. That includes carpet extraction, hard-floor stripping and resealing, concrete resealing, high-level dusting, external and high-level glazing, kitchen exhaust cleaning, pressure washing and any work requiring height access.
  • A quote is valid for 30 days from the date we issue it, unless it says otherwise on its face.
  • We will not price work we have not seen. If we cannot get access to inspect the premises, we will say so rather than guess a figure.

The scope of work

Every ongoing job has a written scope, split into three tiers: work done at every visit, work done weekly, and periodic work done on an agreed cycle. That split exists so you can see exactly what you are buying and, just as importantly, what you are not.

Anything not in the written scope is not included. If you want it, tell us and we will add it and requote. We would rather have that conversation than have a cleaner silently doing extra work that nobody is paying for, or silently not doing work you assumed was covered.

Access to your premises

  • You are responsible for giving us the access we need at the agreed time — keys, fobs, codes, building induction, whatever the site requires. If we cannot get in at the agreed time and it is not our fault, the visit may be treated as completed and charged.
  • Access details are documented in writing and held securely. We do not leave keys under mats and we do not send alarm codes by text message.
  • The cleaner assigned to your site is inducted on your access and your surfaces before their first solo shift.
  • You must tell us about any hazard on the site before we attend — asbestos, damaged flooring, an unsafe stair, live equipment, an aggressive animal, anything that would put a cleaner at risk.

Arrival windows and scheduling

Our depot is at 54 Columbia Rd, Seven Hills NSW 2147, which is in western Sydney. Alexandria is on the other side of the city, and we do not represent otherwise.

Because of that, Alexandria sites are serviced on a scheduled run. Your agreement names a day and an arrival window rather than a precise minute, and we will tell you in advance if that window has to move. We do not publish a drive time or a distance, because we have not measured one, and we will not state a figure we cannot stand behind.

Cancellation and ending the agreement

  • Ongoing cleaning runs on a rolling agreement. Either of us can end it with 30 days written notice. There is no lock-in term and no exit fee.
  • To skip or reschedule a single visit, give us at least 24 hours notice and there is no charge. Less than 24 hours and the visit may be charged, because the cleaner has already been rostered and paid.
  • One-off work — a bond clean, a make-good, a carpet extraction — can be rescheduled free of charge with at least 48 hours notice.
  • If we have to reschedule, we will tell you as early as we can and we will not charge you for a visit we did not make.

Payment

  • Ongoing commercial work is invoiced monthly in arrears, payable within 14 days unless we have agreed something different in writing.
  • One-off work is payable on completion.
  • Prices are quoted inclusive of GST unless the quote states otherwise on its face.
  • If an invoice is overdue we may suspend service after giving you notice, and we may recover reasonable costs of collection.

Our work, and putting it right

If something in the written scope has not been done properly, tell us within a reasonable time and we will come back and put it right at no charge. That is a normal part of the arrangement, not a concession, and you should not have to argue for it.

A named supervisor audits every ongoing site monthly against the written scope and sends you the findings, including anything missed. An audit that never finds anything is not an audit.

What we do not do

Being clear about this protects both of us, and it is worth reading rather than skipping.

  • We do not guarantee the return of a bond.A bond outcome depends on damage, fair wear and tear, rent owed and the agent’s assessment against your condition report. A cleaner controls none of those. We guarantee the cleaning: if the agent identifies a legitimate cleaning item we missed, we return and rectify it free of charge.
  • We do not handle clinical waste or sharps, which remain with your licensed clinical waste contractor.
  • We do not carry out height-access work inside a standard rate. Anything above safe reach is quoted separately, with the correct equipment and a safe work method statement, or it is not done at all.
  • We do not do trades work. Patching, painting, damage repair, plumbing, electrical and anything structural are not cleaning. We will tell you when the thing you are describing needs a tradesperson rather than take your money for an attempt.
  • We will decline work that would damage your property. We do not wet-wash exposed brick, we do not use alkaline chemicals on a sealed concrete slab, and we will not wet-clean a rug whose fibre or backing is likely to shrink, brown or bleed.

Insurance and liability

We carry $20m public liability cover and workers compensation for everyone on the roster, and we provide the certificate of currency before the first shift rather than on request.

If we damage something through our negligence, tell us promptly and we will deal with it. We are not liable for pre-existing damage, for fair wear and tear, for damage caused by a defect in the premises or its fixtures, or for loss you could reasonably have avoided. To the extent permitted by law, our liability is limited to resupplying the cleaning services or paying the cost of having them resupplied.

Your rights under Australian Consumer Law

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law, and nothing in them is intended to. Our services come with guarantees that cannot be excluded — including that they will be provided with due care and skill, and will be fit for the purpose you told us about.

Where a statutory guarantee applies and cannot lawfully be limited, it applies, whatever else these terms say.

Your staff and ours

Our cleaners and supervisors are our employees, and we would prefer they stay that way. If you would like to employ someone who has worked on your site, talk to us first rather than around us. We are not unreasonable about it, and the conversation is easier than the alternative.

This website

The content on this website is provided in good faith and is general in nature. Nothing on it is a quote, an offer, or advice about your specific premises — the only thing that binds us is the written quote and scope we send you after seeing the site.

We deliberately do not publish prices, customer ratings, testimonials, client counts, a founding year, or a drive time between our depot and Alexandria, because we are not in a position to substantiate any of them. If a figure is not on this site, it is because we could not verify it, not because we forgot.

Governing law

These terms are governed by the law of New South Wales, Australia, and the courts of New South Wales have jurisdiction over any dispute arising from them.
